Welcome to our blog, where we look into the latest updates and issues in real estate projects. Today, we focus on the SM Enclave Phase-2 villa project, which has recently faced a lot of problems. Homeowners and potential buyers are worried about damaged walls, poor construction quality, and legal issues. This project, once seen as a dream place to live, is now struggling with these challenges. We will provide a clear overview of the situation, its impact on residents, and the steps being taken to fix these problems. Join us as we explore the issues surrounding the SM Enclave Phase-2 villa project.


I am writing this blog to express my profound disappointment and frustration with my newly purchased villa in SM Enclave Phase 2. Despite investing a significant amount of money and placing my trust in the builder and landowner, the reality of what I received has been deeply disheartening.

From the outset, I had high expectations for this villa. The promotional materials and assurances from the builder painted a picture of high-quality construction and meticulous attention to detail. Unfortunately, my experience has been quite the opposite.

Upon moving in, I immediately noticed several glaring issues:

1.     Poor Construction Quality: The walls are poorly constructed, with visible cracks and uneven surfaces. It's evident that cheap materials were used, and there was a clear lack of quality control. The plaster is already peeling off in several areas, and the paint job is substandard, with inconsistent coloring and visible brush marks. It appears the builder didn't hire experienced engineers and quality construction workers for building SM Enclave Phase-2. There were no quality checks on how the work was progressing or on the final output of the building.

2.     Structural Defects: The villa exhibits serious structural defects. Doors and windows do not fit properly, making them difficult to open and close. There are issues with wall alignment, as poor-quality cement bricks were used. The cement and sand mixture was not in the proper ratio, and the mixing was inadequate, resulting in very poor workmanship. This has led to uneven flooring and gaps that should not be present in a newly built home.

3.     Electrical and Plumbing Issues: The electrical wiring is haphazard and seems unsafe. There have been frequent power outages, and the circuit breakers trip regularly. The plumbing is equally problematic, with leaks and low water pressure being constant issues.

4.     Lack of Response from Builder and Landowner: Perhaps the most frustrating aspect has been the lack of response and accountability from the builder and landowner. Despite numerous attempts to reach out and request repairs, my concerns have been largely ignored or met with empty promises.

5.     Legal Issues: To add to the frustration, I recently discovered that SM Enclave Phase-2 is embroiled in a legal dispute over land occupancy. The original landowner’s family has contested the legality of the land sale, claiming rightful ownership. This has added an enormous amount of stress and uncertainty, as the legal status of our property is now in question. This issue was never disclosed during the purchasing process, and it feels like a deliberate act of deception by the builder and landowner.

The level of negligence and disregard for basic construction standards is unacceptable. I feel cheated and regret my decision to invest in this property. A home is meant to be a place of comfort and security, but this villa has been a source of constant stress and disappointment.

I strongly advise potential buyers to thoroughly inspect any property from this builder and landowner before making a decision. Do not be swayed by their marketing tactics and promises. My experience has been a costly lesson in the importance of due diligence.

I hope this review serves as a warning to others and prompts the builder and landowner to address the serious issues plaguing their properties. Quality and customer satisfaction should never be compromised, especially when it comes to something as significant as a home.
